New Queensland smoke alarm legislation came into effect in 2017 following a tragic house fire in Slacks Creek in 2011.

Key dates to meet new requirements – 

January 2017 all new builds or substantially renovated properties. 

January 2022 all properties sold or leased, all Government housing

From January 2027 all domestic dwellings must meet the new requirements.

All residential properties must have working photelectric, interconnected smoke alarms. They must not be older than 10 years. They must be installed on every level of the home, inside each bedroom and in hallways which connect bedrooms to the rest of the dwelling, if there is no hallway in adjacent space to the rest of the dwelling and in the most likely path of exit on storey with no bedrooms. Smoke alarms must be replaced like for like. Existing hardwired 240V smoke alarms must be replaced with a hardwired 240V photoelectric smoke alarm. In rooms without an alarm present or with a battery-operated smoke alarm they can be replaced with a photoelectric 10-year battery operated smoke alarm. They must all be interconnected.
The smoke alarm will have “AS3786-2014”on it.
Yes, from January 2022 all properties sold must comply to the new regulations. If smoke alarms are not compliant at the time of sale the buyer is entitled to 0.15% of the purchase price.

To meet the 2027 requirements you will need photoelectric, interconnected smoke alarms that meet the Australian Standard 3786-2014. They must not contain an ionisation sensor.  Smoke alarms can be hardwired or powered by a non-removable 10-year battery and less than 10 years old. We install Red Alarms, Emerald Alarms, or Brooks Alarms.

Firstly, check for signs of fire.

If safe to do so identify the alarm that has a red flashing light, this is the alarm that has triggered all alarms to sound.

Press and release the ‘hush’ button on the identified alarm. This will reset the alarm and leave it functional. The reset can take a few minutes, and the smoke alarm may beep during this time.

If your alarm continues to sound after pressing the ‘hush’ button call our after hours support line on 1300 661 025. Do not damage the smoke alarm as you may be charged for replacing the alarm.

Some common reasons are:
Dust or Insects
Dust or insects can interrupt the sensors within the alarm.
To avoid false sounding smoke alarms, vacuum your smoke alarms regularly.

Moisture and Humidity
Excessive moisture can cause condensation to form on the sensors. For this reason, we avoid placing alarms in areas with high humidity such as an entry to a bathroom or laundry.

9V Battery life
If your smoke alarm is chirping every 30 – 60 seconds, it may indicate that the backup battery needs replacing.

Owner-occupiers are responsible for maintaining smoke alarms in their properties and ensuring they are compliant to the current smoke alarm regulations.

Tenants are responsible for testing smoke alarms at least every 12 months during a tenancy.

Landlords/Agents must ensure smoke alarms meet the regulations, and ensure alarms are cleaned and tested at the start of a lease and at each renewal.

A 240V alarm will have constant indicator light and battery operated (will have indicator light that flashes about once a minute).

The smoke alarm compliance check is required whenever a new lease or lease renewal is signed. If you are on a six-month lease, then we need to attend every six months.

If on our first visit we uncovered the need for additional alarms, we may be returning because your property manager has approved further works.

Yes, our portal provides self-serve access to your compliance certificates, invoices, pending jobs and job status.

When a property is enrolled under a subscription service you will receive a renewal invoice every 12 months. This covers the properties compliance service needs for the next 12 months. We will attend the property on lease renewal and as required for compliance.

If your property requires additional alarms to meet the Queensland smoke alarm requirements, we will send you a quote for approval and if approved reattend to install the additional alarms and provide a compliance certificate.
